General Information

Ham Cottage is situated a couple of miles from the ferry terminal on the island of Bressay which lies off the east coast of Shetland just across Bressay Sound from Lerwick.

Bressay which has a population of around 400, is served by a quick 'ro-ro' ferry service which runs to The Esplanade right in the centre of Lerwick, the service generally running hourly throughout the day with extra crossings at peak times.

Local amenities on the island itself include a shop & post office about a mile from the house plus a community hall, Maryfield House Hotel restaurant & bar, heritage centre & marina, although the frequent ferry service means amenities in the town are relatively easily accessible.

During the summer months it is possible to access the neighbouring uninhabited island of Noss, an important Natural Nature Reserve notable for its bird life.

'Ham Cottage' comprises the original cottage which has been substantially enlarged over the years by means of architecturally designed extensions all built with natural slate roofs to match the original house. The first work was carried out by the existing owners when they purchased the cottage in 2000, the work then involving a comprehensive refurbishment taking the house back to its original shell and adding a large extension to create the kitchen / dining room, a bedroom to the rear and a further bedroom to the east. The porch and a third bedroom were added in 2007, whilst the superb double glazed conservatory was completed in 2013.

The house is fully double glazed with 'Argon' gas filled units, and heating is provided by an oil-fired combination boiler in the kitchen.

The sale will include all fixed floor coverings, blinds and light fittings.



(Approx. 2.3m x 1.75m) (7'8" x 5'9") A hardwood front door provides the main entrance to the house, opening to a porch with vaulted ceiling and exposed beams, and two corner windows both with venetian blinds. There is space for coats with an electric towel rail / radiator below, and a tiled floor. An inner door with feature 'port hole' windows leads to the living room.

Living Room

(Overall approx. 8m at longest point (inc. bathroom) x 5.2m) (26'2" x 17'2") Fantastic open living space again with a high vaulted ceiling and exposed beams, with recessed ceiling spotlighting, being a dramatic feature. Windows to the north and south provide natural light these being supplemented by a high level conservation style roof light. The conservatory and kitchen are to the right, whilst to the left is a north-facing study / library area with a venetian blind to the window, a spiral staircase to the mezzanine floor, and behind the curved wall is the bathroom and doors to two double bedrooms. Study / Play Space

The spiral staircase from the living room leads up to a good-sized mezzanine space (approx. 3.3m x 2.65m (floor area)) (10'10" x 8'9") currently used as a play area but which would make a great office space. It has varnished floorboards, another conservation style roof light, and recessed ceiling spotlighting.


(Approx. 4.65m x 3.9m) (15'3" x 12'10") Stunning double glazed conservatory which was added in 2013 and accessed via an external quality door from the living room with feature glazed insert. There are full-height windows to three sides with sliding patio doors to both sides, the west-facing windows extending right up to the peak of the ceiling. There is a lovely view northwards up Bressay Sound and over to Lerwick, the south and west-facing windows looking out over open croft land. Additional natural light is provided by two high level electric opening Velux windows each with integral electric blinds. Artificial lighting is provided by a series of ceiling spotlights mounted along each side supplemented by a couple of wall lights. Heating is provided by a stylish wall-mounted radiator. Kitchen / Dining Room

(Approx. 3.55m x 8.2m at longest point) (11'8" x 27') Back off the living room, another door opens to the kitchen / dining room, again another bright room with sliding patio doors to the kitchen area opening to a sheltered south-facing decked space between the kitchen and one of the bedrooms, and a large corner window to the dining area, all the windows having venetian blinds. The kitchen has fitted units to two sides, the units including an integral electric oven and gas hob with tiled splashback and cooker hood over, plus plumbing for a washing machine, dishwasher and fridge / freezer (appliances not included). Inset 1½ bowl sink with glazed cabinets over. Recess ceiling spotlighting to the kitchen, feature light fitting to the dining area, 'Junkers' solid beech flooring, & radiator.
