One Single Room
Stone-built but’n’ben comprising a single room measuring approximately 6.9m long by 3.45m wide, in attractive rural setting on the edge of the village of Levenwick in the South Mainland of Shetland, an area popular with visitors as there are many places of interest in the vicinity including Sumburgh Head, Jarlshof, Quendale Mill, the Croft House Museum, Loch of Spiggie RSPB Reserve, the dramatic tombolo at St Ninian’s Isle and the island of Mousa which boasts the best preserved iron age broch in the world. Lerwick approximately 18 miles.
The property enjoys magnificent 180º panoramic views eastwards towards the headland of Noness and out to sea.
Although the property has no services it provides an attractive holiday bolt-hole.
‘South Punds’ is attractively situated in the middle of a field on the hillside above the South Punds side road, in the particularly scenic village of Levenwick on the east side of the South Mainland of Shetland, approximately 18 miles south of Lerwick.
The location of the house means it enjoys magnificent 180º views eastwards over the headland of Noness and out to sea. Local amenities in the area include a shop, doctor’s surgery and care centre, all within reasonable walking distance.
There is also a fine long sandy beach.
Additional amenities can be found at Sandwick to the north (approx. 5 miles) where there is another shop & post office, school and the South Mainland swimming pool, or Dunrossness to the south.
As well as the places of interest already referred to, the South Mainland has a great variety of bird and other wildlife.
The property comprises a single space measuring approximately 6.9m long x 3.45m wide (22’8” x 11’4”).
The front and rear walls are clad with painted wooden ‘v’-lining. The gable walls at either end are exposed stone. Two windows to the front of the building allow for fine views. There are three additional Velux rooflights.
Heating is provided by an open fire at one end and a stove at the other although these have not been tested.
The property is accessed by walking through the surrounding field. There are no services although there are servitude rights in the title and as there are other houses in the area it is thought it may be possible to install them although this would be subject to discussion with the various utility providers and any necessary consents required. Prospective purchasers should satisfy themselves in this regard as no warranties can be given.
The extent of the property offered for sale, comprising the but’n’ben and a small garden area, is as described in the [title deeds](assets/files/braesidesouthpundstitledescription.pdf "Click here to see the title description"), details of which can be provided. The property is being sold as seen with all contents included.
Take the Levenwick loop road off the main Lerwick – Sumburgh road. The South Punds side road is towards the south end of the loop. ‘Braeside’ is situated just under ½ mile from the South Punds junction, on the right hand side just after a green agricultural shed & cattle grid. There is a layby on the left opposite a set of concrete steps on the right.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.
Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
